ADU zoning basics in the Antelope Valley
Zoning rules shape what kind of ADU can go on a lot long before finishes are picked.
Each city in the Antelope Valley has its own way of handling ADUs, but there are common patterns. Basic questions include where an ADU can sit on the lot, how tall it can be and how close it can be to the main home or property lines.
Setbacks and lot coverage
Rear and side yard setbacks usually control how far an ADU must sit from fences and alleys. Lot coverage rules can limit how much of the lot can be covered by structures.
Height limits
Some areas allow two-story ADUs; others expect them to stay lower. Height affects views, privacy and cost.
Early zoning checks keep you from spending time on layouts that cannot be approved.
